Seven Must Reads for the CRE Industry Today (April 27, 2021)

The federal government’s emergency rental aid program has been moving too slowly, reports The New York Times. Apple plans a new North Carolina campus, according to MarketWatch. These are among today’s must reads from around the commercial real estate industry.

  1. Federal Aid to Renters Moves Slowly, Leaving Many at Risk “Four months after Congress approved tens of billions of dollars in emergency rental aid, only a small portion has reached landlords and tenants, and in many places it is impossible even to file an application. The program requires hundreds of state and local governments to devise and carry out their own plans, and some have been slow to begin.” (The New York Times)
  2. Manhattan Business Districts to Get More Police in Reopening Push “The New York Police Department will deploy dozens of officers to commercial districts in Manhattan as part of New York City’s push to encourage the return of workers to offices and help tourism rebound from the Covid-19 pandemic, police and city officials said. The department’s business district recovery initiative detail will provide an additional police presence in any business community south of 59th Street, where business leaders said the quality of life in some corridors has deteriorated during the pandemic.” (Wall Street Journal)
  3. Silicon Valley Shopping Spree Tops $1 Billion in Four Weeks with San Jose Deal “RioTech Park in north San Jose has been bought in an all-cash deal by a Seattle-based group in a deal that is just the latest of several major purchases of large office complexes in Silicon Valley.” (Mercury News)
  4. How to Navigate the Post-Pandemic Office “Employers hope to give employees the flexibility and focus that come from working at home without sacrificing the in-person connections of the office. How, exactly, to strike this balance can be less obvious. Should companies require employees to be in the office on certain days? For a set number of days each week? How should those in the office accommodate colleagues working remotely?” (The New York Times)
  5. Apple Plans $430 Billion in U.S. Investment, Will Open North Carolina Campus “The company intends to open a new campus in the Research Triangle area of North Carolina with plans to create at least 3,000 new jobs there that are focused on machine learning, artificial intelligence, software engineering, and other fields. Apple said it intends to support schools and infrastructure in the area through dedicated investments.” (MarketWatch)
  6. Prologis to Launch LEED v4 Volume Program “Prologis Inc. is launching the first Leadership in Energy and Environmental Design v4 for Core and Shell Volume Program for the U.S. logistics real estate sector. The new version features more rigorous standards than the previous LEED Volume Program, which was established in 2014. Prologis was the first logistics real estate developer to participate in the earlier program, too.” (Commercial Property Executive)
  7. Why Ray McGuire, Real Estate’s Favored NYC Mayoral Candidate, Is Struggling “McGuire was the first choice of only 6 percent of Democratic primary voters, tied for fifth place, and just 32 percent of voters knew him, while 26 percent remained undecided, according to an April NY1/Ipsos poll. Other polls show as much as half of the electorate hasn’t picked a candidate, although McGuire has improved his name recognition with more voters, up from 25 percent in January to 38 percent in a March Fontas Advisors/Core Decision Analytics (CODA) poll.” (Commercial Observer)
